Architectural SERVICES

Graeme Ditchburn Architect specialises in residential projects including:

The practice offers either a limited architectural service or a full architectural service depending on the needs of the client.

Limited Architectural Service

A limited architectural service will typically cover initial design and preparation of drawings and specifications for planning permission and building warrant applications – all the information and consents that are needed before construction starts. However, unlike a full architectural service there is no involvement during the construction stage.

Full Architectural Service

With a full architectural service, the architect is involved right up to completion of the building project and beyond. The architect will seek tenders for the building work and administer a building contract between the client and the chosen contractor. The architect will also inspect the building work on a regular basis to ensure that it is carried out to a high standard and complies with the drawings and specification. The client will benefit from advice on some of the finer details of the project such as selection of finishes or the design of bespoke joinery.

Where a client has never undertaken a building project before, the full service is highly recommended. It will ensure that the client benefits from professional advice and guidance throughout the project and from experience it leads to a better end result.

Initial ConsultationS

For clients who are only looking for initial ideas and advice, an initial consultation service can be provided. This will involve a site meeting and written advice will be provided to give clients a clear sense of what their particular project will involve. If required this can be augmented with some basic concept design ideas or advice on the feasibility of the project.

MEASURED SURVEYS

For projects which involve altering, extending or converting an existing building, measured surveys and preparation of ‘as existing’ drawings are offered as an additional service. This service is offered ‘in house’, usually in combination with a limited or full service as a way of getting to know the building ahead of preparing design proposals.
